Job Description

Your Team

The Purchasing Director is responsible for establishing a sourcing strategy for their region and/or division, in addition to developing relevant and supporting processes both of a tactical and strategic nature. Accountabilities will include vendor management and product rationalization, budgeting and contracting. The incumbent will utilize expert knowledge and experience to purchase goods and services that meet time guidelines, quality requirements, and specifications at the most favorable price for the company, while simultaneously building and maintaining strategic relationships with key suppliers. Specifications and products included in the home to be commensurate with other similar housing products in the marketplace. Additional responsibilities include the strategic forecasting, contract negotiation, development of purchasing policies to ensure the availability of all necessary materials, release scheduling of inbound raw materials and components, and establishing guidelines for adequate stock levels to be upheld. Participate in rebate program.

Your Key Deliverables

Budgeting / Trade Relationship / Design Process / Procurement

Establishing a sourcing strategy for a start-up region/division that would require purchasing & contracting until community count justifies additional resources.

Develop budgets and budget projections to support the region’s short and long term business plan.

Manage budget to assure financial goals and objectives are met by monitoring, negotiating and approving purchasing contracts and expenses

Supervise and/or manage complex negotiations to settle commercial disputes and claims with suppliers by establishing goals and approving commercial settlements.

Supervise and/or negotiate complex requests for equipment, commodities, supplies, and services from suppliers and sub-contractors to acquire high quality products, for on time services at lower costs.

Build external and internal business relationships to gather information, identify market and industry trends, build partnership and alliances to support and facilitate the company’s objectives and plans.

During home design process share opportunities for cost efficient solutions that achieve current market acceptance.

Ensure procurement activities achieve established goals and assist all other functions in the organization in achieving their quality, schedule, cost, and safety goals.

Develop a regional medium to long term purchasing strategy to enable responsible region to prepare a local procurement plan, with a focus on key objectives such as cost reduction, inventory reduction and asset utilization

Develop and implement the strategic plan for purchasing/procurement of services required for operations, projects, and capital investments

Building Codes/ Government Policies / Trade Resource Market Availability

Ensure all team members are aware of and comply with company, government, and customer policies, procedures, and regulations

Develop and implement action plans to support strategic plans

Ensure collaborative business planning across regions, through the identification and implementation of opportunities, to improve the synergy between divisions

Knowledge of building codes

Maintain current knowledge of laws, ordinances, and regulations pertaining to corporate purchasing practices

Ensure required knowledge of the supply market, industry, and business environment trends are available that are sufficient to provide the company with advice and identify opportunities to improve the business

Coaching & Leadership

Ensure effective purchasing strategy to meet the requirements and needs of all company internal customers

Ensure the development and maintenance of work-systems, negotiation methods, goals and objectives, management systems, teamwork, and resource management

Serve as a role model in the areas of leadership, teamwork, internal partners, continuous improvement, safety and environmental stewardship

Coach team members on best practices in the area of procurement

Must Haves

Bachelor’s Degree in Business, Finance or Supply Chain Management preferred

10+ years' progressive experience in a purchasing/procurement/operations role with 5 or more years in a management or director role

Contract knowledge

Newstar (NSE) and Build-Pro experience preferred

Experience in the production home building industry required
