Nitya Capital has successfully completed 5 B+ of transactions, with $2B in 2021 alone. We have a successful exit track record with $2B yielding 30% net IRR and our plans for 2022 are even more exciting. Due to this growth, we are adding experienced Asset Managers to our team.

Asset Managers at Nitya Capital are responsible for managing all aspects of an assigned portfolio of multifamily properties with a primary focus on identifying ways to increase NOI. Asset Managers report into Vice Presidents of Asset Management and Acquisitions and will have regular exposure working with our CEO.

To be successful in the Asset Manager role one must constantly look for opportunities to maximize returns through refinancing, recap or disposition of asset. The ideal candidate is self-motivated with strong analytical, organizational, attention to detail and can work collaboratively with teams internally and externally. A background in investment banking or financial analysis is preferred.


Responsibilities:

  • Perform rigorous in-depth financial analysis of property performance relative to original underwriting/business plan and provide value-add recommendations to increase performance.
  • Review and evaluate monthly/quarterly operating performance versus the business plan. Providing financial projections and update property valuations. Make transaction or business plan update recommendations. (Refinance evaluations, dispositions and executions)
  • Serve as the primary contact for the properties financial performance ensuring that the investment is performing well and that any changes to market conditions are addressed proactively.
  • Develop and track property budgets (cash flow, income generation, expenses etc.) and financial targets for all properties in portfolio and provide financial reporting for investors and internal partners.
  • Collaborate and consult with colleagues in Operations, Accounting, Investor Relations, Brokers, Investors and Lenders.
  • Maintain awareness of all facts concerning loans, financial performance, physical and economic conditions and ensure requirements and obligations under relevant loan documents.
  • Assist the due diligence process and transition of acquired assets.
  • Communicate regularly with property management on the performance of the asset, making recommendations for Operations to review and implement.
  • Other ad hoc analysis and special projects as required

Requirements:

  • 5 years’ experience in multifamily or commercial real estate asset management, multifamily is preferred
  • Experience in investment banking, lending, financial analysis and reporting is preferred.
  • Must have strong ability to interpret complex lease language within real estate documentation and have general property accounting knowledge
  • Must understand cash flow, distribution analysis and develop investment projections.
  • Must be organized and efficient and able to keep up in a fast-paced environment.
  • Strong communication skills and ability to have conversations with attorneys, brokers, investors, lenders and executives.
  • Strong sense of urgency and motivated to meet required deadlines
  • Exceptional Excel skills. Including Macros
  • Experience in using Costar, RealPage and Argus desired
  • Entrepreneurial spirit with a results oriented mindset
  • Ability to travel for site visits, due diligence, site inspections etc. ~20%

Physical Requirements / Working Conditions:

  • Primarily office position
  • Will require occasional travel for site visits, inspections etc.
  • Walking, lifting, standing, kneeling and stooping will be regularly required.
  • Lifting will be less than 30 pounds
