Construction Project Coordinator

About the Position

The Construction Project Coordinator will provide assistance in all areas of scheduling, reporting, quality control and communication in relation to all construction and project management activities of varying size and complexity. This position will assist in ensuring that projects are completed in a timely manner while assisting the Director of Construction with all needed facets.

Below is a summary Responsibilities of the position:

Analyze and Manage Bids for Projects

· Assist in reviewing scope of work and specifications.

· Assist in estimating cost validation of proposed projects.

· Assist in analyzing project requirements and creating RFPs while evaluating and recommending sound approaches and/or applications to meet or exceed the requirements of the project.

· Assist in obtaining bids as required and manage bid listing by project.

Project Management

· Set up new vendors and contractors once approved by the Director of Construction.

· Coordinate project activities and request for changes/revisions from the original scope of work or specifications.

· Consistently maintains job/project files with appropriate documents to include blueprints, specifications, and engineering documents.

· Acts as a liaison between construction contractors and RockStep Capital.

· Maintains intimate working knowledge of project schedules and specified product(s) preferences.

· Coordinate project deliveries and special conditions.

· Track and monitor change orders related to each project as required.

· Interacts with all outside sales vendors, engineers and related technical assistants as related to current and upcoming projects.

· Assist in any field changes outside of specs or blueprints.

· Assist Director of Construction with code and ADA compliance.

Project Reporting

· Provide job accounting documentation to the Accounting Department as required.

· Update project reporting to tenants and RockStep management.

· Provide all necessary O&M documents to necessary department heads and tenants.

Assist Director of Construction

· Assist with Due Diligence and Engineering Reports.

· Assist in managing risks and established recovery plans.

· Assist with project close out books.

· Share email box and support on all communications.

· Provide general assistance and support including but not limited to special projects.

What we are Looking For

· Must be a Team Player.

· Adheres to the RockStep Way (25 RockSteps).

· Experience in Microsoft Office (Excel, Word, PPT).

· Experience in a project management software, preferably Microsoft Project.

· Proficient in planning, drawing details and project specification reading.

· Strong interpersonal, organizational and communication skills with the ability to work effectively with cross functional teams.

· Good time management with a strong attention to detail in accurate data entry and follow-up skills.

· Ability to work independently with minimal supervision in a fast-paced work environment.

· Ability to assist in project review in order to optimize scales of economy that will benefit RockStep Capital.

· Research using systems and software to obtain project guidelines and information, catalogs, and manufacturer literature.

· Respond effectively to daily issues, establish facts, and draw valid conclusions in order to assist with all aspects of assigned projects.
